Dear Heather, Symon and the Badenoch Team We are writing this letter to thank you all for the help and assistance that you office has given us over the last 12 months. You were very helpful when we needed a new agent to handle our Melba property to rent out. When I initially signed up with your firm - you told me not to worry any more about renting and management of the properties - that they were your responsibility now and that I would not have to be concerned about that again. You have been absolutely true to your word. During the almost three years your firm have been managing my properties I have ceased my continual worry, confident that you would deal with whatever issue arises and not trouble me unless necessary. Whenever a property is nearing the end of the lease you have acted to ensure that a new tenant is on place before the expiry of the existing lease, if an issue arises with a tenant you deal with it immediately and, as requested by me, do not trouble me with the minutiae. Badenoch RE has been managing my property for the last six years. In that time I have not had one single problem with tenants, or releasing the property. Badenoch have always produced “Top Rent Dollar” and vacancy time frames have not been more than seven days between tenants. Most of the time tenants resigned the property for another 12 months. All of this was done with a minimal of fuss as Badenoch managed the property proactively. Since this time, I have brought several properties. These properties were not in the ACT so I couldn’t use Badenoch RE as my Property Mangers. Most of these properties had high vacancy rates, and large numbers of tenant problems. It is at this time I found out how efficient and cost effective Badenoch are. Badenoch RE has given me those 2 things that I am after in a Real Estate Manager:- “Maximum Rent with Zero Hassles!” I recently ask Symon to sell my property, given that they have done such a great job with managing my property. Symon gave me all the information I was after regarding the Canberra RE market and my property. Symon sold my property within 5 days of it being on the market. To the Prospective Badenoch Client, I have had a relationship with Badenoch's for over 15 years, either as a renter, a property owner and recently, a property seller. My dealings with the team (in particular Heather, Symon, Natalie & Jayne) from day one have been nothing but productive, whether it be a request to them and their immediate response to the situation or how well they managed my property and eventual sale of that property. I sold my townhouse in Melba the 1st showing, which in the current real estate climate was simply amazing. Add to this fact that our townhome sold for $8k above asking price !!! Both Symon and Natalie were very informative on what, we as sellers, would sell our home. My advice to the prospective seller is to listen to what they tell you you should do, and follow the advice exactly to maximise your chances of selling.
