The Importance of Using Pest Control in Your Rental Property

The Importance of Using Pest Control in Your Rental Property

29 September 2017

They might be small but it’s a fact if your property encounters termites they can cause some serious damage. It is essential for a professional pest controller to properly identify if termites have taken up residency in your property.

Left untreated termites can cause not only cosmetic damage but they eat into the structure of your home. They attack support beams, floor joists, posts, ceiling joists and wall studs. A fact even more frightening is wooden elements are not the only thing susceptible to termite damage. Termites have also been known to feed on plaster, metal siding and insulation.

As the weather begins to warm up and we enter Spring a tell tail sign of termite infestation is ‘swarming’. Swarming when winged termites start to emerge inside the home seeking new colonies. Other signs include discarded termite wings, bubbling wallpaper, buckling wood, swollen floors and ceilings, visible mazes in walls or furniture, holes or craters in firewood piles or stumps, or termite droppings.

In many cases, termite damage can look a lot like water damage. Coincidentally water damage can actually attract certain kinds of termites. This is why it is essential to always have a professional come out to assess which problem you have and treat it correctly.

Termites are commonly found in properties throughout the ACT and even more so in properties located near built-up urban areas, especially if well-established gum trees are nearby the building -within a 100 metre radius.

We strongly suggest that all investors who own a house or townhouse should have regular inspections conducted.  Too often, the damage is found when you go to sell and the stigma of termites can hurt your sale price by $10,000’s.

Luckily we have the man for the job, Mark from First Choice Pest has been recommended by Badenoch for many years. He is able to carry out a termite inspection and report for the small price of $250. The cost of general pest control treatments for a three bedroom house come in at $200 and $220 for a four bedroom home.  This fee is also applicable for your own family home.   This cost is generally tax deductable for property investors.
