  • Hi Heather As we are about to part ways (until we are in the market again), we'd like to pass on our thanks to both your rental and sales teams for the service they have provided us over the last (almost) six years. As you are aware, initially we rented our townhouse out with Badenoch's as your company had been recommended to me by work colleagues. At that time I was proceeding on a three-year overseas posting.   • Dear Symon and the entire Badenoch Team, Badenoch Real Estate was first recommended to us when we were looking for a property manager we could trust whilst overseas on posting. A colleague recommended Badenoch saying that she had previously rented a property through your agency. She was so impressed by the level of service and the emphasis on looking after the owner’s asset that she said if she ever leased her own house she would go directly to Badenoch. That was over 7 years ago, in this time Badenoch has leased 3 of our properties to an impeccable standard and has assisted us to successfully sell our Bruce townhouse and “Space 2” apartment. When we recently decided to put our inner-south La Perouse Street home on the market we were again living overseas and needed someone we could trust so we engaged Symon. We knew that following the sale of our house we were going to be in the market as a buyer, so when visiting Canberra we spent some time liaising with other agents to view other houses. From what we saw it appeared that other agents would merely roll up, unlock the front door on a Saturday morning and stand there with a clip board writing down contact details. I asked one agent about the construction of the sub-floor in one home and he just looked at me blankly. For us Symon went above and beyond. He helped us by engaging fair and trustworthy tradespeople to repair maintenance issues so our house was in top condition before going to market, he provided excellent updates and kept us well informed at each stage which was crucial given we were overseas, he helped us trouble-shoot and solve a certification issue and organised the styling of our house so buyers could view it at its best. He was always mindful of our budget and had our best interests at heart. Some agents you just couldn’t imagine getting their hands dirty for you, in contrast, during a visit to Canberra just prior to going to market, I was at our house the day the marketing photos were being taken. I was so impressed with Symon and his team, when the photos were being taken there were some leaves on our deck, Symon raced to his car, grabbed a leaf blower and tidied our deck just so the marketing photos would be perfect for us. All this attention to detail and effort paid off and we received an offer above our asking price after 2 Saturday home opens. When I first moved to Canberra in 2007, I rented a unit at Turner through Badenoch. I was impressed that you were always responsive to my requests (including relating to persistent possums!), but also that you expected I would maintain the property to a high standard to protect the owners’ investment. I have been a client for over 15 years in several phases, starting when I was a tenant and the Property Manager was Heather Badenoch. I remember my final tenancy inspection with Heather. I made a mental note that if ever I was in need of a property manager – this was who I would want looking after my interests. I had been looked after well as a tenant, and equally so had the landlord. Years later – I became that landlord who needed a property manager – and I went straight to Badenoch for the role. I have been so impressed with the manner that they have looked after my interests as the landlord, and also for my tenant who stayed for over five years. I had several Badenoch property managers through that time, but Kirsten was the most recent and did a great job keeping me informed and my tenant happy. I then decided to sell, and the Badenoch team were most professional, listening to what I wanted, and guiding me to the best options. Needless to say – the result was a complete success in every way, a fast and professional campaign, with the end result of a sale within the timeframe I needed.   • We settled on the sale of our two-storey Harrison townhouse in April 2014, so the dust has truly settled since then and we can review our working relationship with Badenoch Real Estate in the cold light of day. Firstly, we went to Badenoch three or four years ago to ask them to manage the property. We were initially a bit hesitant because they charged more than some other property managers, but a work colleague told us the difference was worth it. So it proved to be. I recall to this day the first meeting onsite with Heather Badenoch, who said she expected properties to be managed to the same standard as her own. And that’s how it turned out. Whenever we checked the home, it was in first-class order. The management team (we dealt with an always courteous Chloe Riles) was responsive and delivered what we needed – updates on maintenance items, ensuring approvals were received before proceeding with jobs, as well as the all-important end-of-year financial reports and advice. When we came to selling the property, we again had some trepidation about selling through the same agency as managed the property. However, we need not have worried. Symon Badenoch gave us accurate and professional marketing advice and we emerged from the experience with a very satisfactory, stress-free outcome. Importantly, even after the property was sold and commissions paid, Symon was happy to follow through on an erroneous electricity bill we received.   • To the Prospective Badenoch Client, I have had a relationship with Badenoch's for over 15 years, either as a renter, a property owner and recently, a property seller. My dealings with the team (in particular Heather, Symon, Natalie & Jayne)  from day one have been nothing but productive, whether it be a request to them and their immediate response to the situation or how well they managed my property and eventual sale of that property.  I sold my townhouse in Melba the 1st showing, which in the current real estate climate was simply amazing.  Add to this fact that our townhome sold for $8k above asking price !!!  Both Symon and Natalie were very informative on what, we as sellers, would sell our home.  My advice to the prospective seller is to listen to what they tell you you should do, and follow the advice exactly to maximise your chances of selling. You were very helpful when we needed a new agent to handle our Melba property to rent out.   • Badenoch RE has been managing my property for the last six years. In that time I have not had one single problem with tenants, or releasing the property. Badenoch have always produced “Top Rent Dollar” and vacancy time frames have not been more than seven days between tenants. Most of the time tenants resigned the property for another 12 months. All of this was done with a minimal of fuss as Badenoch managed the property proactively. Since this time, I have brought several properties. These properties were not in the ACT so I couldn’t use Badenoch RE as my Property Mangers. Most of these properties had high vacancy rates, and large numbers of tenant problems. It is at this time I found out how efficient and cost effective Badenoch are. Badenoch RE has given me those 2 things that I am after in a Real Estate Manager:- “Maximum Rent with Zero Hassles!” I recently ask Symon to sell my property, given that they have done such a great job with managing my property. Symon gave me all the information I was after regarding the Canberra RE market and my property. Symon sold my property within 5 days of it being on the market. He also achieved a price that was $5000 more than my requested price. I would have no hesitation in referring Symon to anyone selling their property. Brett
